What we build · Locker Rooms & Recovery
Where Members Decide Whether to Renew
Showers, lockers, saunas and recovery. A small share of the area and a large share of whether members stay.
Before you sign. Tell us the programming and we will tell you whether the space can carry it.
Impact
A dropped weight is a load event, not a static one
Structure
Noise travels through the slab, not around it
Pre-lease
We will look at a space before you sign it

Waterproofing failures reach the tenancy below
A shower area is a wet room over a structure, and a failed membrane sends water into the slab and eventually into whatever is below. It is the most common source of a serious claim from a gym buildout, and it happens because waterproofing was treated as tiling preparation rather than as a system.
What has to be right
- Waterproofing installed and flood tested before tiling.
- Slope to drains that actually clears, everywhere.
- Ventilation that removes moisture rather than moving it.
- Sauna and steam construction, which are specialist assemblies.
- Finishes that survive constant wet use.
How we handle it
- 01Flood test waterproofing before any tiling, every time.
- 02Build slope that clears to drains throughout.
- 03Provide ventilation that actually removes moisture.
- 04Build sauna and steam rooms as specified assemblies.
- 05Use finishes appropriate to constant wet use.
Flood test before tiling, without exception. A leak found after tiling means removing the tiling; a leak found by the tenancy below means removing the tiling and paying for their damage, and both were preventable in an afternoon.
Said plainly
Where we stop
Steam rooms in particular are specialist assemblies. We build them to the manufacturer's system rather than approximating one, because an improvised steam room fails and takes the surrounding construction with it.
FAQ
Common questions
- Do you flood test showers?
- Before tiling, every time, without exception.
- Why is waterproofing so important?
- It is the most common source of a serious claim from a gym buildout.
- Is ventilation different in wet areas?
- It has to remove moisture, not move it elsewhere in the building.
- Are steam rooms specialist?
- Yes. An improvised one fails and damages what surrounds it.
The constraints
The Structure
Whether the floor is a slab on grade or a suspended structure is the single most important fact about a gym space.

The Neighbors
Gyms are asked to leave buildings over noise. Who occupies the surrounding space is a pre-lease question, not an operational one.

Mechanical Capacity
The base building mechanical was almost certainly sized for a different use, and a gym imposes far more load.

The Lease

Operating Hours
A facility open around the clock has security, access control and building-systems requirements a nine-to-five one does not.
