Six Questions That Decide the Space

All six are free to answer before a lease and impossible to change afterwards.

Before you sign. Tell us the programming and we will tell you whether the space can carry it.

The six

Take the programming with you and walk the space.

  • Is the slab genuinely on grade, or is something below it?
  • Who occupies the space directly below, and what do they do?
  • What is the actual clear height to the underside of services?
  • What is the existing mechanical capacity, in figures?
  • Does shower drainage exist, and where?
  • What do the lease noise, hours and anchoring provisions say?

The two that end a deal

A suspended slab above a noise-sensitive tenancy, and mechanical capacity that cannot be increased.

The first means heavy free weights may not be achievable at all. The second means a facility that is uncomfortable at peak whatever is spent inside it.

Ask us to walk it

We will look at a prospective space with your programming in hand and tell you what it can and cannot carry.

It takes an afternoon and it is the most useful thing we do on a gym project.
