What the space decides · Operating Hours

Round the Clock Changes the Building

A facility open around the clock has security, access control and building-systems requirements a nine-to-five one does not.

Before you sign. Tell us the programming and we will tell you whether the space can carry it.

Impact

A dropped weight is a load event, not a static one

Structure

Noise travels through the slab, not around it

Pre-lease

We will look at a space before you sign it

Licensed

The building may not allow it

A twenty-four hour model needs access to the building outside its normal operating hours, security appropriate to an unstaffed period, and mechanical systems that run continuously. Some buildings will not permit any of that, and it is a lease question rather than a construction one.

What extended hours require

  • Building access outside its normal operating hours.
  • Access control and monitoring for unstaffed periods.
  • Lighting appropriate to an unstaffed facility.
  • Mechanical systems that run continuously.
  • Emergency provision when nobody is on site.

How we handle it

  1. 01Establish whether the building permits the model.
  2. 02Build access control and monitoring infrastructure.
  3. 03Provide lighting suited to unstaffed operation.
  4. 04Ensure mechanical can run to the required schedule.
  5. 05Coordinate emergency provision with the operator.

Confirm the building allows out-of-hours access before signing. Some buildings shut down entirely, some charge for after-hours mechanical, and both make a twenty-four hour model unworkable in ways no amount of fit-out resolves.

Said plainly

Where we stop

We build the infrastructure. Operating an unstaffed facility safely is the operator's responsibility and their insurer's concern, and both should be settled before the model is committed to.

FAQ

Common questions

Can any building support 24-hour operation?
No. Some shut down entirely and some charge for after-hours mechanical.
What does unstaffed operation need?
Access control, monitoring, appropriate lighting and emergency provision.
Do mechanical systems run continuously?
They have to, and some buildings charge for it.
Is safety a construction issue?
Infrastructure is. Operating safely is the operator and their insurer.
