Why we walk spaces pre-lease
Slab type, who is below, clear height to the underside of services, and actual mechanical capacity. Four answers that decide whether a tenancy can be a gym, and all four are free before a lease and impossible to change afterwards.
An operator who signs a bad space has a project that goes badly however well it is built.
Impact, not weight
A structural design load is a static figure. A dropped barbell is a short, enormous impact on a small area, and that is what reaches the tenancy below and generates the complaint.
So heavy zones go on grade wherever the space allows, and where it does not, platforms are isolated from the structure rather than having rubber laid on top of it.
What we will not do
Lay rubber flooring and call it isolation. Tile a shower without flood testing. Proceed with heavy free weights on a suspended slab without an engineer's assessment. Size mechanical on averaged occupancy.
Each is cheaper, each looks the same on handover, and each produces the problem later.
